This is an indicative estimate only. Final eligibility depends on the lender’s credit assessment, income, credit history, property and other criteria.
Get exact optionsKnow your rate
The type of interest rate decides how your EMI behaves over the years.
The rate stays the same for an agreed period, so your EMI does not change.
The rate is linked to an external benchmark (such as the RBI repo rate) and moves with it.
Fixed for the first few years, then floating for the rest of the tenure.
*As per RBI rules, lenders do not charge foreclosure or prepayment penalties on floating-rate home loans taken by individuals for non-business purposes.
How much can you borrow?
RBI caps the share of the property value a lender can fund. The rest is your down payment.
Tax benefits
These deductions apply under the old tax regime and to the latest rules we know of. Tax law changes – please confirm with a tax adviser.
Checklist
A general list – your lender may ask for a little more or less.
Plan the full budget
Your own contribution – at least 10–25% of the property value depending on the loan amount.
Set by each state, often 5–8% of the property value in total. Women buyers get a lower rate in some states.
Lender processing fee, plus legal and valuation charges for checking the property.
Property insurance is commonly required; loan-cover life insurance is optional but worth considering.
Society transfer charges, maintenance deposit, interiors and utility connections.
Before you apply
Look beyond the rate – processing fee, insurance and charges change what you finally pay.
Many lenders prefer a score of 750 or more. Review your report and fix errors before applying.
Lenders like total EMIs to stay around 40–50% of take-home income. Close small loans first if you can.
Several applications at once mean several credit enquiries. Shortlist first, then apply to one or two.
Up-to-date, matching documents are the quickest way through sanction.
Approved plans and a clear title protect you – and speed up the lender's own checks.

Lenders look at how much of your monthly income can go towards EMIs after your existing loans, usually called FOIR (fixed obligations to income ratio). They also consider your age, job stability, credit history and the property.
Our calculator gives an indicative figure only. The final amount is decided by the lender.
Most lenders ask for:
The exact list depends on the lender and your profile.
EMI = P × R × (1+R)^N / ((1+R)^N − 1), where P is the loan amount, R is the monthly interest rate (annual rate ÷ 12 ÷ 100) and N is the number of monthly instalments. Use the EMI calculator above to try different amounts, rates and tenures.
Yes. Many lenders offer an in-principle sanction based on your income and credit profile. The final loan is sanctioned after the property is finalised and its papers are checked.
Yes, a balance transfer moves your outstanding loan to another lender, usually for a lower rate. Check the processing fee, any charges and the remaining tenure before switching.
Your credit score, income, employment type, loan amount, loan-to-value ratio and the lender's own policy. Rates also change with the lender's benchmark rate.
It varies by lender and depends on how quickly documents and the property checks are completed. Our team keeps you updated at every stage.
RBI sets the maximum loan-to-value (LTV) a lender can fund:
The rest is your down payment. Stamp duty and registration are usually not included in the property value for this calculation.
A fixed rate keeps your EMI the same for an agreed period. A floating rate is linked to a benchmark such as the RBI repo rate, so it falls and rises with it. A hybrid rate is fixed for the first few years and floating after that.
Choose fixed if you want certainty, floating if you expect rates to ease, and compare the total cost before deciding.

Yes. As per RBI rules, lenders do not charge prepayment or foreclosure penalties on floating-rate home loans taken by individuals for non-business purposes. Fixed-rate loans may carry charges as per the lender's terms, so check your sanction letter.
Many lenders prefer a credit score of 750 or above, though each lender has its own policy. A higher score can help with approval and a better rate. Check your credit report before you apply and get any errors corrected.
Each formal loan application can lead to a credit enquiry, and many enquiries in a short time can lower your score. Shortlist lenders first, compare offers, and then apply to one or two.
