Home Loan Documents Checklist: What to Keep Ready Before You Apply

A clear checklist of the KYC, income and property papers lenders usually ask for – for salaried and self-employed borrowers – so your home loan moves faster.

Home Loan Documents Checklist: What to Keep Ready Before You Apply

The quickest home loans are rarely the ones with the lowest rate – they are the ones where every document is ready on day one. Missing salary slips, a name spelt two ways or an unsigned property paper can hold up a sanction for weeks. This checklist puts everything in one place, so you can collect your papers once and apply with confidence.

Lists differ a little from lender to lender, but almost every home loan application in India asks for the same four groups of documents: identity and address proof, income proof, property papers and a few extras.

1. Identity and address proof (KYC)

These confirm who you are and where you live. Keep them for every applicant and co-applicant.

  • PAN card: Mandatory for a home loan
  • Aadhaar: Accepted as identity and address proof
  • Other address proof: Passport, voter ID, driving licence or a recent utility bill
  • Photographs: Two or three recent passport-size photos
  • Signature proof: PAN or passport, if asked

2. Income documents for salaried borrowers

Lenders use these to work out how much EMI you can comfortably pay every month.

  • Salary slips: Last 3 months
  • Form 16 / ITR: Last 2 years
  • Bank statement: Salary account, last 6 months
  • Employment proof: Employee ID or an appointment letter
  • Recently joined? Offer letter and relieving letter from the previous employer

3. Income documents for self-employed borrowers

Because income can vary year to year, lenders look at a longer track record for business owners and professionals.

  • Income tax returns: Last 2–3 years, with computation of income
  • Financial statements: Profit & loss account and balance sheet, certified by a CA
  • Business proof: GST registration, trade licence, Udyam certificate or shop act licence
  • Bank statements: Personal and business accounts, last 12 months
  • Professional proof: Degree or practice certificate for doctors, CAs, architects and similar professionals

4. Property documents

The lender verifies the property before releasing money, so these papers matter as much as your income. What you need depends on the kind of property.

Ready-to-move property

  • Sale agreement: Signed agreement with the seller
  • Title chain: Previous sale deeds showing clear ownership
  • Approvals: Approved building plan and occupancy / completion certificate
  • NOC: No-objection certificate from the society or builder
  • Tax receipts: Latest property tax and maintenance receipts

Under-construction property

  • Allotment letter: Issued by the builder
  • Builder-buyer agreement: Registered agreement for sale
  • RERA number: The project's registration on the state RERA website
  • Payment receipts: Proof of what you have already paid
  • Approved plan: Sanctioned layout and building plan

Plot purchase with construction

  • Plot title papers: Sale deed and ownership chain for the land
  • Land use: Residential conversion or land-use certificate where required
  • Construction estimate: Cost estimate from an architect or civil engineer
  • Approved plan: Building plan sanctioned by the local authority
Read every page before you sign – especially the rate type, fees and prepayment terms.

5. Other documents that may be asked for

  • Running loans: Statements of any existing car, personal or business loans
  • Co-applicant papers: KYC and income proof of the co-applicant, if any
  • Own contribution: Proof of the down payment you have paid or arranged
  • Processing fee: Paid by cheque or online, as the lender asks

Tips to make the paperwork smoother

  1. Match your name everywhere. The spelling on PAN, Aadhaar, bank account and property papers should be identical – mismatches are the most common cause of delay.
  2. Keep originals and self-attested copies. Copies go with the application; originals are shown for verification.
  3. Scan everything into one folder. Clear PDFs named by document type make online applications far quicker.
  4. Check the RERA registration. For under-construction homes, confirm the project details on the state RERA website before paying.
  5. Never sign blank forms. Fill in every field yourself and keep a copy of what you submit.
  6. Keep a loan file. Store the sanction letter, agreement and receipts together – you will need them for tax claims and when you close the loan.
A complete file on day one usually saves more time than anything else in the home loan process.
